When was the last time you checked your roof, honestly? It’s one of those tasks that can be constantly on the ‘to-do’ list, but that never gets the attention it deserves. Getting up on your roof to check for issues can be incredibly difficult and, in most cases, quite dangerous unless you’re a trained professional. Your roofing really should be at the top of your priority list when it comes to home improvements and repairs. Your roof is like the jacket that protects your home from the elements, so leaving it off your repairs list is a bad idea.

Improve the Look of Your House

According to UK based solicitors, Chancellors, the average homebuyer makes up their mind within 40 seconds of looking around a property. That means, if you’re looking to sell your home in the near future, you have less than a minute to make a good impression. 

When potential buyers pull up and see a roof in need of repair, it will have a negative impact on your home’s value. Someone will have to pay for that to be repaired, so it’s actually better if you pay before you sell your house. Trying to sell a house with a bad roof will knock value off your asking price and is usually more than the repair would be.

Insurance Issues

An often-overlooked aspect of home repairs is the impact on your home insurance. We’ve all heard horror stories about insurance companies trying to get out of paying, using phrases like “act of God” when a tree crashed through a wall. In some cases, however, if the roofing fails it could be counted as your fault and invalidate your home insurance, leaving you seriously out of pocket.

If your roof has a loose tile or a hole you’ve been ‘meaning to fix’, or even a small leak that you know about, and inclement weather like strong winds or heavy rain caves in part of the roof, it could very easily be argued that you willfully neglected repairs.

 While it’s unlikely that good insurance companies will try to use this excuse against you when it comes to paying out, it’s certainly not unheard of. You don’t want to be in a situation where you are left in financial hardship with a potentially dangerous roof, all because you left your repairs for ‘another day’.
