When potential buyers pull up and see a roof in need of repair, it will have a negative impact on your home’s value. Someone will have to pay for that to be repaired, so it’s actually better if you pay before you sell your house. Trying to sell a house with a bad roof will knock value off your asking price and is usually more than the repair would be.

An often-overlooked aspect of home repairs is the impact on your home insurance. We’ve all heard horror stories about insurance companies trying to get out of paying, using phrases like “act of God” when a tree crashed through a wall.
